Town of Windermere Permitting Portal

PDCS is pleased to partner with the Town of Windermere to provide building department services to help sustain and develop a safe and attractive community.

Permitting Steps:

  1. Review the submittal guidelines located on the right side of this screen.
  1. Submit Application (upload to this website page).
  2. Submit Environmental Health Approval (Only if Applicable).
  3. The application will be initially reviewed by Zoning & Planning. (We will notify you if a zoning deposit is required prior to Zoning review).
  4. Upon successful review, Zoning will send us the approval for the permitting process.
  5. The permit application is reviewed for sufficiency and content.
    1. If accepted, the application package will move on to # 7 for building plan review.
    2. If not accepted, the applicant will be informed by email of what is missing/deficient.
  6. The plans examiners will review the package for code compliance.
    1. If the package is code compliant, the plans examiner will stamp and sign the plans and forward them to the Permit Technician for processing.
    2. If the package is not code compliant, the plans examiner will reject the package and create comments indicating what is missing or how the project is deficient and forward the package to the Permit Technician to process the comment email.
  7. Permitting will process the permit package.
    1. If documentation is sufficient, the permit will be processed, and the applicant will be notified that the permit is ready to issue and informed of the fees due.
    2. If there are plan review comments, an email will be sent to the applicant informing them of any documents that are missing/deficient to issue the permit.
  8. Once the package is ready and the fees are paid, the permit will be issued. (Permit, Zoning & Building Approvals, and Project documents will need to be printed and placed on job site for work and inspections.)

In person drop off hours are from 9:00am – 4:00pm daily at both locations.

Permit Status Inquiry:

For review status, please email us at Permit@pdcsllc.com and include the project address and description of work.

PDCS will notify you by email once your permit is ready for issuance along with the remaining building fees before the permit can issued.

Revisions:

Any revision to an existing permit must be submitted using a revision form (located under “Important Files”), accompanied by a $75 revision fee payment, and documentation detailing the changes to plans or product approvals. This includes subcontractor changes to issued permits.

Fee Information:

The Town of Windermere accepts permit/zoning payments by check or credit card.  Please make all checks payable to the Town of Windermere with the memo line containing project address. Credit card transactions not made in person will require a completed Credit Card Authorization Form returned to process payment.

Please check our “Fees” section to assist you in preparing a check. Group I fees can be submitted in their entirety with the application. For all other groups the zoning deposit is the only required payment at the time of application. PDCS will notify you regarding remaining building fees before the permit can be picked up or received via email.

IMPORTANT NOTES:

ALL Residential Re- Roofs require a completed affidavit and photos on site for FINAL Inspection.

*Contractor(s)/Subcontractor(s) are required to provide copies of current state licenses and copies of certificates of insurance indicating general liability insurance and workers compensation (or a copy of your exemption) with every permit application.

Inspection Request Notice:

To request an inspection, complete the “Inspection Request Form” located at the top of the page. Inspections are conducted the next business day. The inspection request cut off time is 4:00pm (on a business day) for next business day inspections.

Examples:

You request inspection at 2:00pm on Monday then you receive the inspection on Tuesday.

You request inspection at 4:05pm on Wednesday then you will receive the inspection on Friday.


Zoning

To increase the accessibility of zoning information PDCS has agreed to provide the information through our Town of Windermere Online Building Department.  PDCS does not handle any zoning issues and any questions should be sent to Wade Trim. PDCS will send any documents received during the permit application process to Wade Trim for zoning reviews.
